
Every full-house project has a phase nobody photographs.
Before the joinery, before the stone, before a single sample board goes on a table, somebody has to take the house apart. Strip-out is unglamorous, invisible in the final shoot, and quietly in control of the entire programme, because everything downstream waits on it.
Owners of period property who find themselves searching for asbestos removal in Hampshire or their own county in week three of a nine month build are rarely unlucky. They simply reached the hidden stage without knowing what was in the fabric, and the schedule they signed off is now fiction.
Programmes are planned forwards and lost backwards
Look at how a high-end refurbishment is sequenced. Design and specification run for months. Consents and party wall matters resolve. Contractor appointed, dates agreed, long lead items ordered against those dates, because a kitchen ordered in March for an August fit is a kitchen that arrives in August regardless of what the site is doing.
Demolition and strip-out then sit at the front, usually with a few weeks against their name. Nothing about it looks risky on a Gantt chart. Everything about it is, though, because it is the first moment anyone opens the building up and finds out what is genuinely there rather than what the drawings assume.
Slippage here does not stay here. Push strip-out by three weeks and first fix moves, plaster moves, the decorator moves, and the joinery that was made to a fixed date now sits in a workshop being stored at your cost. Delayed handover is how the client experiences that. For the contractor it arrives as a preliminaries bill nobody budgeted.
Period does not mean exempt, and often means the opposite
Georgian rectory, Victorian villa, Edwardian townhouse: none of them were built with asbestos, since it is a twentieth century material and its heaviest use came after the second world war. Hearing that, owners relax, which is exactly the wrong conclusion.
Reality is that old houses have been worked on continuously. That elegant 1840s property has a 1962 boiler cupboard, a 1971 rewire, a 1978 garage, an artexed ceiling from 1984 applied over cracked lath and plaster, and a 1990s utility room floor. Interventions carry the risk, not the original fabric. Some of the most asbestos-heavy properties encountered in the sector are beautiful old houses that were unsympathetically modernised in the decades when the material was at its most popular.
Anything altered before 2000 qualifies, because a full UK ban did not arrive until 1999. Chrysotile stayed legal in cement products and textured coatings until that year, which puts almost every twentieth century intervention inside the window.
The materials that turn up in exactly the houses worth renovating
Textured ceiling coatings come first and cause the most disruption. Artex and its equivalents applied before the mid-nineties frequently contain a small percentage of chrysotile, and a full refurbishment almost always means those ceilings coming down or being overboarded. Scraping is the problem, since dry abrasion is precisely what releases fibres, and it is precisely what a general builder with a scraper does on day one.
Outbuildings supply the second surprise. Garages, coach house roofs, stores, workshops and lean-tos across older estates carry corrugated cement sheeting, weathered and brittle after decades. Landscaping schemes and garden studios tend to demolish them, and a cracked sheet in a skip is a fibre release nobody logged.
Floors hide the third. Thermoplastic and vinyl tiles from the fifties to the eighties sit under carpet in hallways and utility spaces, bedded in black bitumen adhesive that also contains the material. Lifting them is routine on site and rarely thought about.
Around the envelope, cement soffits, fascias, downpipes and panels remain in service on plenty of properties that have been beautifully maintained above the eaves line and never touched below it.
Boiler cupboards, airing cupboards, fireplace surrounds and loft hatches are where insulating board appears, and this is the one that changes your programme rather than your week, because it falls into a different regulatory category entirely.
What happens when it appears unplanned
Picture the sequence. Ceilings are coming down on a Tuesday, somebody notices the debris looks odd, and work stops. Isolation of the area follows. Everyone who was in the house that morning gets identified. Sampling is arranged at short notice, with results from a UKAS-accredited laboratory taking a few days unless you pay for express turnaround.
Results then dictate the timeline, and the two outcomes are very different. Cement sheeting, floor tiles and textured coatings are non-licensed work, so a competent contractor can be in and out relatively quickly with controlled methods, sealed waste and the consignment notes to evidence disposal. Insulating board, lagging and sprayed coatings are licensed work, restricted to licensed contractors, requiring fourteen days notice to the HSE before removal can even begin, followed by a four-stage clearance test before anyone re-enters.
Fourteen days of nothing, in the middle of a strip-out, with a site full of trades who move to their next job and return when it suits them. Money does not accelerate any of it, which is the part clients find hardest to accept.
Homeowners carry no duty to manage asbestos in their own house, which surprises people. Contractors, however, absolutely carry duties under the Control of Asbestos Regulations 2012 not to expose their workers or anyone else, and they must assess before they disturb. Responsibility for finding out therefore sits with the project, whatever the paperwork says, and a builder who cracks on regardless is a liability rather than a bargain.
Sequencing it properly, which is the entire fix
Book a refurbishment and demolition survey once the scheme is fixed and before the contractor prices the strip-out. Intrusive by design and scoped to the areas the works will touch, it opens up ceilings, floors and voids and tells you what is there. Management surveys, the kind sometimes already sitting in a file from a purchase, are non-intrusive and were never intended to clear a demolition or a strip-out.
Read the scope and the caveats when the report lands. “No access to the roof void” is not an administrative detail, it is a list of where the next surprise lives, and the moment the design creeps into an area the survey never covered, the survey no longer covers you.

Diarise the removal as its own activity with its own dates, sitting between the survey and the strip-out. Two days planned in February is a line item. Unplanned, in May, it becomes a fortnight, a delay claim, an insurance conversation and a client who no longer trusts the programme.
The stage that protects everything after it
Nobody hires a designer to talk about asbestos. Clients want the enfilade, the light, the finishes, the moment the scaffolding comes down. Getting there on the date you promised, though, depends far more on what happens in the first fortnight than on anything chosen from a sample board.
Handle the hidden stage properly and it disappears into the programme exactly as it should, unremarked and unphotographed. Ignore it, and it becomes the only stage anyone remembers.
